Who are Solana Lifestyle Resorts?

Solana Lifestyle Resorts is the name of Stockwell’s manufactured home park developments for active over 50s who are seeking to maximise their lifestyle. Stockwell is a Queensland based property company with a history of over 70 years and has extensive experience in providing residential solutions for downsizers/retirees for independent living. Stockwell made the decision to bring this expertise to the active living resort market and be a part of the movement to provide an alternative to the traditional “deferred management fee” retirement offer.

What is a Manufactured Home Park?

Manufactured Home Park’s (MHPs) can also be known by several other names: manufactured home estates, residential or lifestyle parks, land lease communities, active lifestyle villages or over 50s lifestyle villages. MHPs are not restricted to over 50s; however, they are primarily designed for, and marketed towards those that are. Manufactured homes are commonly single level relocatable homes situated on large grounds with communal leisure facilities for residents. In a MHP, the resident owns the house and pays a fee to the park owner (rent) for the land their home occupies and for upkeep of the communal facilities.

Can I bring my pet? 

Yes, we even have an off leash dog area within the Solana community. Just let the Solana team know so they can organise a pet agreement for your furry friend before moving in. 

Can my family or friends stay with me?

Yes, your guests can stay and enjoy the resort facilities and activities. As a security measure you will need to advise management of any extended stay by visitors. Children are also very welcome, but need to by supervised whilst in the resort. There is no additional charge for your guests.

Are singles welcome?

Yes, most definitely. Solana has options for every life circumstance.

The Homes

Can I select the home of my choice?

6 designed house plans & 2 colour schemes are available for you to choose from. Each home is expertly planned, and residents can select from a range of floorplans, each demonstrating layouts that are practical, functional and flexible, with secure and private internal and external spaces.

If you build off the plan, you can select your choice of internal colours scheme, and our experienced team can work with you to make changes to best suit your needs. This variety allows you to choose the perfect home to match your needs, and all that is left to do is to add your personal touch and style.

Are homes covered by builder’s warranties?

All homes are covered by a government approved statutory structural guarantee for six years and six months. In addition all homes include a three month maintenance period. If you purchase a pre-loved home, the remaining warranties are transferred to you.

Do you provide caravan, RV and boat storage?

A dedicated caravan, RV and boat storage facility will be provided. Temporary facilities will be available. A small additional weekly fee will need to be paid to reserve your own allocated space which will be collected with your weekly site fees. Spaces will be allocated and managed by Stockwell Living. Resort living offers an ideal home base to lock up and go traveling with the knowledge that your home is safe and secure in your absence.

How long does it take to build a home at the resort?

Average construction times are approximately five-six months. Our team will stay in close contact with you throughout the process to keep you up to date and make the move simple and stress free. We are also happy to help you with all aspects of your move, including the sale of your current house.

Do you allow rentals?

No, all of our homes are owner occupied, with no rentals allowed within the resort.

Costs & Finances

What are the costs associated in buying a home at Solana?

In addition to the purchase price of your home, some of the costs that you may need to consider include: your solicitor fees and minor costs (you are not required to engage a solicitor to undertake any conveyancing, but we would encourage you seek independent legal advice before entering into a contract) and the costs involved in moving. You will not have to pay stamp duty, registration fees (paid to the Lands Titles Office) or search costs.

Will the site fees increase?

Site fees are adjusted once annually in accordance with your Site Licence Agreement. This adjustment is made by CPI or 3.5%, or—only if permitted by the Act—every three years, when a market review may be applied. Your fees are paid fortnightly by direct debit from your bank account.

What ongoing fees do I pay after I purchase my home?

After purchasing your home, you will pay a weekly site rental fee. This fee covers the use and maintenance of all common area amenities, including entry, roads, security, recreational facilities, garden and lawn maintenance to common areas and the front of your home, council rates, water rates and water supply. There are no body corporate fees. Other costs in running your home include your electricity, water and phone/data usage, plus general household maintenance like pest control.

Do government subsidies apply to the site rental fee?

Rental assistance is paid on site fees if you are eligible for a pension or payments through Centrelink or Veterans’ Affairs.

Can I re-sell my home? 

You may sell your home at any time or leave it in your will. There are no deferred management fees, and you retain the sale price of your house plus any capital gain, less any normal commission costs. In addition, you have the freedom to choose an agent or use the team at Solana to sell your home. Future owners must sign a Site Licence Agreement. You may choose to sell your home through Stockwell Living (the Resort Manager) or an external agent of your choice.

What type of contract do I sign to buy a home?

There are two documents that you are required to sign. The first is a contract for the purchase of a home. The second is a Site Licence Agreement that provides you with a perpetual right to occupy the home on the site you have selected.

Who manages Solana?

Stockwell's dedicated property management team Stockwell Living are responsible for the caretaking and facility management of Solana Lifestyle Resorts. Maintaining all gardens and lawns at the front of all homes, street areas, and the parks in the common areas and around the recreational facility – including mowing, weeding and hedging; however, owners are responsible for landscaping to the rear and sides of your home.

Stockwell Living is the Solana Resort Manager. They are responsible for the caretaking and facility management of Solana. They currently manage over 1250 residences in the Stockwell portfolio. Their dedication and inhouse expertise ensures quality and high levels of service.

Do I have to maintain the gardens and lawns?

Stockwell Living maintains all gardens and lawns at the front of all homes, street areas, the gardens in the common areas and around the recreational facility. You will be responsible for maintaining landscaping to the rear and sides of your home.
