FAQ’s - Hervey Bay Edition
What is Solana Lifestyle Resort – Hervey Bay?
Solana Lifestyle Resort in Hervey Bay is a new community for over 50s who are seeking to maximise their lifestyle. It’s currently under construction and has been created by Stockwell, a Queensland-based property company with over 72 years’ experience.
Do you own the house you live in?
Yes, you live in a freestanding home that you own. When you want to sell your house, you have your choice of selling agent. Your home is in a very welcoming, friendly, securely gated community and you enjoy access to an incredible range of shared resort-like facilities. There’s also parking for recreational vehicles, boats and caravans.
How does the arrangement work?
After purchasing your home, you will pay a weekly site rental fee. This fee covers the use and maintenance of all common area amenities, including entry, roads, security, recreational facilities, garden and lawn maintenance to common areas and the front of your home, council rates, water rates and water supply. There are no body corporate fees. Other costs in running your home include your electricity, water and phone/data usage, plus general household maintenance like pest control.

There are two documents to sign. The first is a contract for the purchase of your home. The second is a Site License Agreement that gives you a perpetual right to occupy the home on the site you have selected.
What are the costs involved if I buy a home at Solana?
It’s similar to purchasing a regular home. You pay for your house and then you’ll have your solicitor fees. You are not required to engage a solicitor for any conveyancing, but we encourage you to seek independent legal advice before entering into a contract. Then there are the usual costs involved with moving. The good news is you won’t have to pay stamp duty, registration fees or search costs. Then after you purchase your home you will pay a weekly site rental fee.
Are there any other costs or fees?
No, just the usual costs involved with running your home. You will still have your bills such as electricity, water & sewerage usage, phone/data usage, insurance and general household items such as pest control.
